Terms of service

The terms that apply when you book, receive, or pay for our services.

Who we are

Starlight Property Solutions LLC (Federal EIN 61-2327534) provides notarial, loan signing, courier, wedding officiant, and real estate support services in Texas.
Real estate brokerage activity is conducted by Shontel Renee McKinney, Texas sales agent license no. 0712169, sponsored by NB Elite Realty LLC. Starlight Property Solutions LLC is not a licensed real estate broker.

We are not a law firm, CPA firm, or IRS-authorized tax preparer. We do not provide legal, tax, or financial advice, do not draft documents, and cannot tell you which notarial act to select.
A notarization may be declined if a signer lacks acceptable identification, appears unable to understand the transaction, is not willing to sign, or if the document is incomplete or would require unauthorized practice of law.
Broker Price Opinions are professional estimates prepared by a licensed Texas agent. They are not appraisals and must not be used in place of one.
Courier service is for documents and small packages only. We do not transport cash, securities, hazardous materials, or illegal goods.

Fees are quoted before service and shown on our pricing page. Travel mileage is calculated by driving distance from our Allen, TX service base; the first 25 miles are included and additional miles are billed at $0.75 per mile.
Early-morning, after-hours, weekend, holiday, and rush surcharges apply as published on the pricing page.
Card payments are processed securely online. Approved corporate, title, lender, and vendor clients may be invoiced on net-30 terms by Zelle, ACH, or check. A completed IRS Form W-9 is available on request and IRS Form 1099-NEC reporting is accepted.
Fees are charged for services rendered — travel, time, and administration — and are not contingent on the outcome of any transaction. A receipt is issued for every transaction.

Cancellation, rescheduling, no-show, and trip-fee terms are described on our appointment policy page and form part of these terms.

Our liability for any claim arising from a service is limited to the fees paid for that service, except where Texas law provides otherwise.
We are not responsible for delays or losses caused by third parties, including title companies, lenders, shipping carriers, notarization platforms, or government agencies.

These terms are governed by the laws of the State of Texas. Notarial acts are performed in compliance with Texas notary law under commission no. 132837634, expiring 12/31/2028.
